Job description

Overview The Facility Maintenance Supervisor is a working supervisor who reports to the Facility Manager and is responsible for managing, developing, and executing facility maintenance programs. This role ensures timely resolution of repair requests, implementation of preventive maintenance programs, and successful completion of ad hoc projects. The Supervisor actively identifies opportunities for operational improvement, service excellence, and cost efficiency while maintaining a strong customer-service mindset. Responsibilities Primary Responsibilities and Activities Actively respond to, schedule, and manage repairs, maintenance activities, minor works, and service requests, ensuring closure within established service-level timeframes. Proactively track work orders to completion while monitoring team performance against KPIs and customer service expectations. Provide direction to vendors, contractors, and internal partners to ensure proper communication, coordination, and execution of work with minimal disruption to facility operations. Handle escalations from associates and initiate corrective action on complex maintenance issues and requests. Identify and implement new ideas, best practices, and operational improvements through internal collaboration, industry relationships, vendor engagement, and independent research. Maintain awareness of applicable governmental policies, regulations, and compliance requirements. Develop and sustain effective working relationships with internal stakeholders and external service providers. Review and approve vendor proposals, repair scopes, and replacement recommendations within established approval limits. Manage facility maintenance budgets, including expense tracking, variance analysis, and reporting. Participate in on-call rotation as required, including nights and weekends. Safeguard and manage confidential and sensitive information appropriately. Operate motorized vehicles, lift trucks, genie booms, and other equipment as required. Perform additional duties as assigned. Supervisory Responsibilities Lead, coach, and develop a team of direct reports. Carry out supervisory responsibilities in accordance with organizational policies and procedures. Responsibilities include interviewing, hiring, onboarding, training, planning and assigning work, performance management, recognition, disciplinary action, and conflict resolution. Physical Demands and Work Environment Physical Demands (Moderate to Heavy): Ability to lift, carry, and move objects weighing up to 75 pounds. Ability to climb ladders and work on facility rooftops. Ability to work in hot, cold, and variable environmental conditions. Regular standing, walking, kneeling, sitting, talking, and hearing. Frequent use of hands and arms for maintenance tasks, computer work, and written communications. Continuous verbal communication via phone calls, voice mail, meetings, and teleconferences. Use of required personal protective equipment (PPE), including eye protection, gloves, and hard hats. Work Environment: The noise level in the work environment is typically minimal. Qualifications Education and Experience Bachelor’s degree and/or 3–5 years of related experience in facility management, maintenance, or construction management (preferred). Experience reading and interpreting blueprints, schematic drawings, construction methods, and principles. Professional certifications such as Certified Facility Manager (CFM) are a plus. Technical Knowledge Working knowledge of federal, state, and local health, safety, and building codes. Strong understanding of facility systems and trades, including: Carpentry Plumbing Mechanical equipment Control systems HVAC Electrical Fire suppression systems Knowledge of housekeeping operations, exterior maintenance, roofing, façade systems, landscaping, parking lots, and snow removal. Strong understanding of work order management processes and computerized maintenance management systems (CMMS). Knowledge of asset life-cycle management. Skills and Competencies Demonstrated ability to work independently with minimal supervision, as well as collaboratively in a team environment. Strong organizational skills with the ability to manage multiple priorities simultaneously. Excellent analytical, problem-solving, and decision-making skills. Sound judgment with the ability to respond quickly and effectively to facility issues and emergencies. Excellent written, verbal, and interpersonal communication skills. Service-oriented mindset with the ability to maintain a positive attitude in high-pressure situations. Proficiency in Microsoft Office 365. Salary will be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.
