Primary Purpose

The Developer is responsible for all facets of real estate development and redevelopment projects from initial site evaluation through project completion. This role supports retail investments, including renovations, redevelopments, expansions, acquisitions, and dispositions, with a strong emphasis on financial analysis, feasibility, and cross‑functional project coordination.

Principal Responsibilities

Development & Redevelopment

  • Lead planning and execution of mall renovations, redevelopments, reuse of underutilized spaces, and strategic development of peripheral parcels.
  • Conduct site analysis and evaluate feasibility for new development and redevelopment opportunities.
  • Obtain required governmental approvals, permits, and entitlements.
  • Negotiate and manage professional consulting contracts (architecture, engineering, legal, etc.).
  • Prepare development budgets, project cost reports, and perform cost control and invoice tracking activities.
  • Coordinate internal teams including leasing, construction, design, finance, tenant coordination, and legal to ensure successful project delivery.

Financial Analysis & Investment Evaluation

  • Prepare project pro formas, feasibility studies, profitability analyses, and rate-of-return calculations (e.g., NPV, IRR).
  • Evaluate capital investments ranging from smaller redevelopment initiatives to large-scale projects exceeding $100 million.
  • Analyze development alternatives and provide recommendations to support investment decisions.
  • Monitor project performance relative to approved budgets and pro forma assumptions.

Acquisitions & Dispositions

  • Evaluate property and portfolio acquisition opportunities by analyzing historical and projected cash flows, operating performance, and investment yields.
  • Work with brokers, sellers, and internal stakeholders to resolve underwriting issues and support bid strategy recommendations.
  • Analyze potential asset dispositions and assist with preparation of marketing and sales materials.
  • Support buyer due diligence for disposition transactions.

Stakeholder & Partner Management

  • Maintain ongoing relationships with major tenants, property owners, REITs, private investors, insurance funds, equity partners, and lenders.
  • Interface with municipal officials, department stores, ground lessors, and other external stakeholders.
  • Provide financial analysis and projections to prospective equity partners and/or lenders.
  • Support valuation efforts by lenders and appraisers, responding to data requests as needed.
  • Prepare special analyses and presentations for senior management and executive leadership.

Internal:
Construction, Architecture, Engineering, Tenant Coordination, Leasing, Legal, Finance, Marketing, Property Management, and Executive Management.

External:
Retail tenants, department stores, municipal officials, architects, engineers, outside counsel, partners, investors, lenders, appraisers, brokers, and ground lessors.

Required Skills, Knowledge & Abilities

  • Strong working knowledge of retail and mixed-use real estate development.
  • Advanced financial aptitude with the ability to prepare complex budgets, projections, and investment analyses.
  • Ability to manage multiple priorities simultaneously with minimal direction in a fast‑paced environment.
  • Strong organizational skills with attention to detail.
  • Excellent written and verbal communication skills.
  • Ability to interact effectively with all levels of internal and external stakeholders.

Education & Experience

  • Bachelor’s degree in Business, Finance, Accounting, Real Estate, or a related field; MBA or Master’s degree preferred.
  • 3–5+ years of experience in real estate development, redevelopment, acquisitions, or related investment roles (experience level may be adjusted based on title).
  • Proficiency in Excel and real estate financial modeling; familiarity with development cost tracking and pro forma software strongly preferred.
  • Ability to travel and work extended hours as business needs require.
