Identify issues and work with customers, attorneys, and lenders in an advisory capacity to resolve issues impacting title insurability prior to closing. Communicate with clients and third parties to obtain documentation to clear title related issues such as missing information, incomplete, inaccurate, or contradictory information contained in the title search, in accordance with internal and external policies and regulations. The Title Officer will specialize in insuring cooperative properties within New York State as part of a centralized department.What You'll Do:
- Analyzes land and court records such as liens and probate cases as well as proprietary information including stock books and previous title work to determine ownership and legal restrictions and to verify insurability of a transaction
- Analyzes the effect of the Uniform Commercial Code, probate, foreclosures, and bankruptcy proceedings on title insurance for cooperative interests. Examine trusts and wills.
- Uses technical bulletins and other resources to evaluate and develop creative solutions to resolve problems
- Review and approve a variety of documentation including collateral documents, UCC filings, operating agreements, trusts, wills, affidavits of heirships, corporate resolutions, partnership agreements, and state-filed Articles of Incorporation and Articles of Organization
- May participate in business development activities to maintain existing clients and acquire new clients and assist sales personnel in marketing unique products and services
- May price searches, endorsements, and policies using predetermined schedule of fees and charges
- Consult with attorneys to review search packages and on matters that require escalation
- May provide underwriting interpretation within established guidelines and discuss relevant concepts with clients to determine insurability
