ABOUT AMM

The Annapolis Maritime Museum & Park is a vital cultural and environmental resource serving Anne Arundel County and the broader region. Through engaging programs, exhibits, and community events, AMM educates youth and adults about the rich maritime heritage of Annapolis and the ecology of the Chesapeake Bay. Our mission comes to life across two waterfront campuses—on Back Creek and aboard our historic skipjack, Wilma Lee—through interactive experiences that inspire stewardship and celebrate local history.

POSITION SUMMARY

The Facilities and Operations Manager is role responsible for the stewardship, maintenance, and operational readiness of the Annapolis Maritime Museum's three distinct properties. This position ensures that AMM's campuses are safe, well-maintained, and presented to the highest standard for the wide range of visitors, students, event guests, community members, and supporters.

The Facilities and Operations Manager brings both a hands-on approach to proactively identify and resolv maintenance needs, plan for the long-term health of AMM's properties, and collaborate across teams to support programming, events, and community engagement.

This is a full-time, on-site position that requires working occasional Saturdays, evenings and holidays.

AMM'S PROPERTIES

The Facilities and Operations Manager is responsible for the upkeep and operations across all three AMM properties:

MUSUEM CAMPUS

AMM's flagship waterfront property on Back Creek which houses our museum, a large tented deck, docking facilities for the historic skipjack Wilma Lee and member vessels, and the Barge House meeting space. The campus hosts popular community events, signature fundraising events, weddings and private events, school field trips, paddleboard and kayak access to Back Creek, and functions as a beloved community park. The property is also subject to periodic flooding during high tides, and requires vigilant, proactive maintenance.

PARK CAMPUS

Located across Back Creek, the 12-acre Park Campus is home to AMM's education programs, serving thousands of students annually, as well as being a treasured park utilized by countless members of the community. The campus includes an education building, a large event pavilion available for weddings and rentals, public walking trails, a long boardwalk with alternate docking access for the Wilma Lee, a small boat shed, and a kayak launch.

WEEMS & PLATH BUILDING

Purchased by AMM in 2024, the Weems & Plath building represents an exciting future investment. The second floor currently houses AMM's collections and some staff office space. The ground floor is leased to a commercial tenant and AMM serves as landlord responsible for building maintenance.

KEY RESPONSIBILITIES
• Oversee day-to-day facilities operations across all three AMM properties, ensuring they are functional, safe, clean, and well-presented at all times.
• Oversee routine and preventive maintenance schedules for buildings, equipment, docks, boardwalks, grounds, and infrastructure.
• Serve as primary point of contact for and manager of outside contractors, vendors, and service providers; solicit bids, manage scopes of work, and ensure quality outcomes.
• Manage the Facilities Coordinator, providing clear direction, support, and oversight.
• Develop and maintain protocols for weather preparedness, including high tide flooding mitigation, storm preparation, and post-storm recovery across all properties.
• Partner with the Facilities Advisory Committee to develop and implement short- and long-term property maintenance plans and capital improvement strategies.
• Develop and manage the facilities operating budget; track expenditures and identify cost efficiencies.
• Collaborate across the team to ensure properties are maintained and organized to be guest-ready for programming and events.
• Build positive relationships with neighboring property owners, volunteers, guests, and community partners.

QUALIFICATIONS

REQUIRED:
• 5+ years of experience in facilities management, operations management, property management, or a closely related field.
• Strong project management skills, including experience working with contractors and managing budgets.
• Keen eye for detail — ability to identify what needs to be fixed, improved, or elevated before issues escalate.
• Ability to work a flexible schedule, including evenings and weekends as required by events and programming.
• Valid driver's license.

PREFERRED
• Experience with waterfront, marina, or coastal properties.
• Experience working with historic or older buildings.
• Familiarity with flood mitigation strategies and tidal/weather preparedness.
• Experience managing staff or volunteers.

This is primarily an on-site position requiring frequent presence across all three AMM properties. Work will regularly take place outdoors in all seasons and weather conditions. Some evening and weekend availability is required. Occasional lifting and physical labor may be required.
