Role Description

This is a full-time, on-site role for a Senior Construction Project Manager / Owner’s Representative located in Ellicott City, MD. The candidate will oversee all phases of construction projects, including planning, budgeting, and execution, ensuring projects are completed on schedule and meet quality expectations. The role involves coordinating project teams, managing contractors, tracking project progress, and ensuring adherence to safety and regulatory requirements. The Senior Project Manager will act as a direct representative for clients, maintaining open communication and addressing their concerns throughout project development.

Position Summary

We are seeking an experienced construction professional who operates with an ownership mindset and takes full responsibility for project success from preconstruction through closeout. This role requires deep field experience, strong communication skills, and the ability to coordinate all trades while ensuring quality, schedule, and budget goals are met.

Key Responsibilities

  • Serve as the primary point of contact for all trades, maintaining constant communication to address and resolve issues
  • Write, review, and respond to RFIs, including evaluating and challenging responses when necessary
  • Read and interpret all construction drawings, including:
  • Civil
  • Architectural
  • Structural
  • MEP (Mechanical, Electrical, Plumbing)
  • Coordinate and understand scope requirements across all trades and all phases of construction
  • Develop and manage project schedules in coordination with superintendents
  • Lead buyout process, negotiate contracts, and define scopes of work
  • Determine appropriate durations for trade activities and incorporate into project schedules and contracts
  • Work closely with ownership, architects, and field teams to resolve issues and maintain project alignment
  • Generate value engineering (VE) ideas and develop associated pricing
  • Prepare and manage project budgets (including AIA formats)
  • Issue RFPs (Requests for Proposal) and manage trade procurement
  • Review and verify change orders (COs)
  • Maintain quality control and ensure finished product meets company standards
  • Attend and lead project meetings
  • Support warranty issues and owner requests post-completion
  • Coordinate final walkthroughs and project turnover with owners and architects
  • Assist with bond release and project closeout documentation

Required Qualifications

  • Extensive hands-on field experience in construction (minimum 10–20 years preferred)
  • Background working in multiple roles such as superintendent, assistant superintendent, or skilled trades
  • Strong understanding of real-world construction practices (not just theoretical knowledge)
  • Proven experience with:
  • Contract negotiation and buyout
  • Scheduling and trade coordination
  • Reading and interpreting construction documents
  • Working knowledge of framing and general building construction
  • Ability to manage multiple projects, priorities, and stakeholders

Preferred Experience

  • Experience with truss systems (roof and floor)
  • Background in construction training or instruction
  • Prior experience in punch-out and project closeout processes
