Job description

AECOM Tishman is seeking an experienced pre-construction executive for ground-up projects to lead and oversee all pre-construction activities for various building developments, ensuring seamless planning, budgeting, and execution from site preparation through project mobilization.

This is a pivotal role that ensures the success of large-scale building projects by leading all preconstruction efforts, from cost estimation to risk management. This position requires a blend of technical expertise, strategic leadership, and client-focused communication skills and is responsible for driving strategy, cost certainty, and client engagement from early concept through contract award, while collaborating closely with design teams, operations, and executive leadership.

This position will be based in Boston, MA and has responsibilities for the Northeast Region.

The ideal candidate will have extensive experience in ground-up construction, including site development, permitting, and vertical construction, with a proven ability to manage complex, large-scale projects.

Job Summary:

 Responsible for providing services involved in planning a construction project before the actual construction begins.

Key Responsibilities:

Strategic Leadership

  • Oversee the entire pre-construction process for group-up projects, from initial site evaluations to construction mobilization.
  • Provide strategic guidance to ensure alignment with client objectives and project requirements.
  • Collaborate with senior leadership to identify opportunities for value engineering, constructability reviews, and cost optimization.

Site Development and Feasibility

  • Conduct site assessments, including geotechnical, environmental, and utility evaluations.
  • Collaborate with civil engineers, architects, and consultants to ensure site readiness.
  • Identify and address potential site challenges, including zoning, permitting, and infrastructure requirements.

Cost Estimation and Budgeting

  • Oversee the preparation of detailed cost estimates, including materials, labor, equipment, and subcontractor costs.
  • Ensure all estimates are accurate, competitive, and aligned with market conditions.
  • Monitor and manage the project budget during the preconstruction phase.

Project Planning and Scheduling

  • Develop and maintain project schedules, identifying critical milestones and potential risks.
  • Coordinate with design teams to ensure constructability and feasibility of designs.
  • Oversee procurement strategies and long-lead item identification.

Client and Stakeholder Engagement

  • Serve as the primary point of contact for clients during the preconstruction phase.
  • Present project plans, budgets, and schedules to clients and stakeholders.
  • Build and maintain strong relationships with clients, subcontractors, and vendors.

Risk Management

  • Identify and mitigate potential risks related to cost, schedule, and constructability.
  • Ensure compliance with all regulatory, safety, and quality standards.

Team Management

  • Lead and mentor a team of estimators, schedulers, and preconstruction professionals.
  • Foster a culture of collaboration, innovation, and continuous improvement.

Minimum Requirements:

  • Bachelor’s degree in construction management, civil engineering, architecture, or a related field and twelve (12) years of relevant experience leading all pre-construction efforts on a variety of group-up building construction projects ensuring successful planning, estimating, and positioning of projects prior to construction or demonstrated equivalency of experience and/or education, including four (4) years of leadership.
  • Proven track record of managing pre-construction effort for ground up projects exceeding $50 million in value.

Preferred Requirement:

  • Master’s Degree
  • Demonstrated experience supporting ground-up construction projects in the Northeast US market.
  • Background in commercial, healthcare, life sciences, higher education, residential, mix-use

Technical Skills:

  • Background in commercial, healthcare, life sciences, higher education, residential, mix-use
  • Strong understanding of site development, vertical construction, and market trends.
  • Knowledge of building codes, zoning regulations, permitting processes and safety standards.

Leadership Skills:

  •  Exceptional ability to lead cross-functional teams and manage multiple priorities.
  • Strong communication, negotiation, and presentation skills.
