Job Title: Senior Associate/VP of Investments

Location: Bethesda, MD (Full-Time, In-Person)

Role Overview

Boundary is seeking a Senior Associate/VP of Investments to play a central role in the firms transaction activities across the DMV region. This is a full-time, in-person role based in Bethesda, MD. The Senior Associate/VP will work directly with the Principals of the firm on sourcing, underwriting, and executing acquisitions, with meaningful exposure to deal structuring, purchase and sale agreements, and joint venture negotiations.

This role is ideally suited for a candidate coming from a larger institutional private equity firm or investment sales platform who has built a strong underwriting foundation and is ready to take on broader responsibility across the full transaction lifecycle including due diligence leadership, PSA negotiation, and capital markets coordination. This is a high-ownership role at a firm that moves quickly, thinks institutionally, and invests in its people.

Key Responsibilities

Acquisitions & Underwriting

Evaluate and underwrite acquisition opportunities across targeted asset classes, with a focus on cash flow modeling, returns, and downside risk analysis.

Build and maintain financial models, including detailed sources & uses, cash flow waterfalls, equity and debt sizing, sensitivities, and scenario analyses.

Prepare investment committee memos and presentations, synthesizing underwriting, market research, and due diligence findings for investors.

Support deal sourcing efforts through broker and owner relationships, market analysis, and off-market outreach.

Due Diligence & Transaction Execution

Lead comprehensive due diligence processes, including review of leases, operating statements, rent rolls, budgets, title and survey, environmental reports, and third-party inspection reports.

Coordinate with legal counsel, lenders, equity partners, and consultants throughout the transaction process from signed LOI through closing.

Gain exposure to PSA negotiation, including key business terms, conditions to closing, representations and warranties, and escrow structures.

Develop working knowledge of joint venture structuring, including waterfall mechanics, promote structures, and partner approval rights.

Assist with lender underwriting packages, loan applications, and lender due diligence requests.

Asset & Portfolio Management Support

Support post-closing transition of assets into the portfolio, including business plan implementation and onboarding of property managers and leasing brokers.

Assist with ongoing asset management activities, including financial performance monitoring, leasing strategy, and hold/sell/refinance analyses.

Maintain and update asset-level and portfolio-level financial models; prepare quarterly and annual valuations.

Market Research & Reporting

Conduct market research, rent and sales comps, and competitive analyses to inform investment thesis and underwriting assumptions.

Prepare internal and external investor reporting, including quarterly portfolio reports and ad hoc analyses.

Track deal pipeline, market activity, and portfolio performance metrics.

What Success Looks Like in Year One

Independently underwrite acquisition opportunities across the firms target asset classes and clearly articulate investment merits, risks, and downside scenarios to the Principals.

Take a leadership role in due diligence processes, ensuring comprehensive and timely review of all materials and proactively flagging issues.

Develop a working fluency in PSA negotiation and joint venture structuring, understanding key terms, identifying risk areas, and contributing meaningfully to deal documentation.

Build and maintain financial models that become core decision-making tools for acquisitions, holds, and dispositions.
