Job description

We are seeking a talented and commercially astute Lead Managing Quantity Surveyor to support the leadership and delivery of post-contract cost management services within our UAE Cost Management team.

You will play a pivotal role in delivering professional post-contract cost consultancy services for a high-profile, large-scale residential development in Dubai on behalf of a leading regional developer. The role requires strong leadership, commercial awareness, and the ability to manage multiple project workstreams within a fast-paced delivery environment.

You will act as the key commercial point of contact for the client, overseeing a portfolio of project packages and phases, while leading a team of Senior Quantity Surveyors and Quantity Surveyors to ensure consistent and high-quality commercial management.

Key Responsibilities:

  • Lead and manage a site-based team of Quantity Surveyors, ensuring consistent performance across multiple project packages and phases.

  • Take ownership of all cost control, measurement, and valuation activities, maintaining high standards of accuracy and timeliness.

  • Act as the primary commercial point of contact with the client, project consultants, and contractors, ensuring clear alignment on budgets, contract terms, and change processes.

  • Review and approve payment applications, variations, and claims, ensuring compliance with contract provisions and programme timelines.

  • Prepare and present monthly cost reports, cash flow forecasts, and commercial dashboards to both client and internal leadership.

  • Oversee procurement strategies, tender analysis, and contract administration, in line with best practice and project-specific objectives.

  • Lead on change management, assessing cost implications and advising the client on risk exposure and mitigation strategies.

  • Provide strong, visible leadership to the cost management team, ensuring junior staff are mentored, supported, and developed.

  • Champion the consistent application of industry best practices, tools, and systems across all commercial functions.

  • Identify and deliver cost-saving opportunities and value engineering solutions without compromising on project quality and delivery.

  • Manage complex stakeholder expectations, navigating competing priorities while maintaining programme and commercial targets.

  • Maintain up-to-date knowledge of local construction legislation, market rates, and industry benchmarks.

  • Support broader client relationship management and business development efforts through high-quality service delivery and communication.

  • Bachelor's degree in Quantity Surveying (BSc QS) from a recognised university and MRICS membership or equivalent
  • Minimum 15 years of relevant experience, including 10 years on large-scale projects and 7 years in the Middle East
  • Proven background in consultancy roles, leading cost management services across multiple fast-paced workstreams
  • Fluent in spoken and written English; Arabic language skills advantageous
  • Proficiency in CostX and strong command of Microsoft Office Suite, particularly Excel
  • Excellent analytical, numerical, and negotiation skills with strong attention to detail
  • Deep knowledge of construction industry standards, procurement methods, and cost management best practices
  • Strong organisational and leadership skills, with ability to manage multiple teams and deliverables under pressure
