Maintenance Manager

Job description
- Plan preventive maintenance programs for all audits, hotel assets, rooms, public areas, and plant equipment.
- Optimise the Building Management System (BMS) for HVAC, lighting, water, and energy systems.
- Conduct asset lifecycle planning and maintain accurate asset registers.
- Respond to emergency maintenance issues including power failures, fire system faults, and mechanical breakdowns.
- Lead and supervise the Engineering team to ensure safe, efficient, and high‑quality operations.
- Maintain organised plant rooms and workshops to meet safety and audit standards.
- Train team members in WHS, equipment use, emergency procedures, and guest‑centric service.
- Drive continuous improvement and innovation across the department.
- Maintain and optimise the HUBOS for scheduling, tracking, and reporting maintenance tasks.
- Use digital dashboards to monitor equipment performance and identify trends.
- Prepare monthly engineering reports including KPIs, energy usage, compliance status, and project updates.
- Manage contractors including compliance checks, inductions, and performance monitoring.
- Coordinate refurbishment and CAPEX projects including scope development, tendering, and delivery.
- Oversee procurement of materials, equipment, and services in line with Accor policies.
- Prioritise and carry out maintenance as requested to ensure the smooth running of all hotel departments.
- Be responsible for the testing of fire alarms, emergency lighting etc. on a routine basis as required by local Council and Fire Service.
- Be available to carry out emergency maintenance work outside of normal working hours, as required for: full power failure, evacuation fire system re-set and / or failure of mechanical systems.
- Collaborate proactively with Front Office and Housekeeping to minimise Out‑of‑Order (OOO) and Out‑of‑Service (OOS) room time, ensuring timely engineering clearance and efficient return of rooms to inventory.
- Adherence to emergency communication procedures ensuring that enquiries from the media are only responded to by the nominated spokesperson.
- Be actively involved in the Hotels’ Occupational Health & Safety and Emergency Response team.
- Trade qualification in either electrical or mechanical engineering.
- Minimum of 2 years of relevant experience supervising a maintenance function within a large multi-storey complex.
- Strong working knowledge of BMS, CMMS, HVAC, fire systems, and plant equipment.
- Demonstrated experience in CAPEX planning, project management, and contractor governance.
- Knowledge of WHS legislation, environmental regulations, and statutory compliance requirements.
