Responsibilities Related Ross is seeking an experienced Construction Project Manager to lead the planning, coordination, and execution of multifamily affordable housing developments. The role will oversee all aspects of the construction process, from pre-development through completion, ensuring projects are delivered on time, within budget, and in compliance with design, quality, and safety standards. The Project Manager will collaborate closely with internal teams (design, development, and finance/accounting), as well as architects, engineers, consultants, contractors, and local/state agencies. Responsibilities include, but are not limited to: Project Coordination & Oversight Monitor all phases of assigned projects to ensure compliance with contract documents, company standards, safety, and regulatory requirements. Coordinate daily with design consultants, contractors, and subcontractors to ensure performance and accountability. Conduct regular site walks to verify quality, safety, and schedule adherence. Lead weekly OAC (Owner, Architect, Contractor) and subcontractor coordination meetings. Scheduling & Logistics Prepare and manage project schedules; regularly update to reflect progress and critical path items. Coordinate logistics and phasing to ensure timely delivery of work. Visit key fabricators to monitor offsite progress and verify alignment with schedule and budget. Budgeting & Cost Control Develop, maintain, and report on project budgets and cost controls. Manage and track subcontractor requisitions, purchase orders, and monthly billings. Review and negotiate change orders to control costs and minimize schedule impacts. Support project accounting functions with an emphasis on risk management and financial reporting. Contract Administration Prepare trade contracts and scopes of work in collaboration with internal and external stakeholders. Review RFIs, submittals, and shop drawings for compliance with project requirements. Implement document control procedures for construction records, contracts, insurance, and change documentation. Quality Assurance & Compliance Ensure construction activities meet design intent, specifications, and affordable housing program standards. Coordinate required inspections, including special inspections and agency reviews. Maintain strict adherence to Related’s safety and quality standards. Stakeholder Communication Facilitate collaboration between development, design, finance, and field teams. Communicate effectively with city/state agencies, consultants, and community partners to resolve issues. Provide regular project updates, progress reports, and presentations to senior management. Special Projects Manage assigned initiatives as required to support company goals and construction innovation efforts. Qualifications Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred. 5-8+ years of construction experience, including multifamily and affordable housing projects. Proven track record in managing complex projects from preconstruction through closeout. Strong understanding of architectural, structural, civil, and MEP systems. Skilled in scheduling, estimating, and cost management. Effective communicator and collaborator across diverse teams and stakeholders. Proficient in Autodesk Construction Cloud (ACC), BuildingConnected, PlanGrid, Textura, Prolog, e-Builder, and Microsoft Office Suite (or similar platforms). Self-motivated, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
