Job description
Responsibilities:
- Handle maintenance requests including appliances, plumbing, HVAC, electrical, gates, pools, and after‑hours emergencies.
- Prepare units by making apartments rent‑ready and performing preventive maintenance.
- Oversee maintenance staff by delegating work orders and participating in evaluations.
- Coordinate work with external contractors, monitor performance, and support property rehab projects.
- Maintain property and amenities including shop organization, inventory, grounds, cleaning tasks, and amenity areas.
- Manage inspections for safety systems, pools, elevators, lighting, and new‑construction QA.
- Complete administrative duties such as logging work orders, updating databases, planning daily tasks, and supporting budget goals.
- Provide resident service through professional communication, resolving issues, delivering notices, and assisting with resident events.

Requirements:
- 3 years maintenance experience (apartment maintenance experience preferred)
- 1-2 years maintenance supervisory experience
- Troubleshooting and problem-solving skills.
- Budget or basic business finance helpful.
- Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment.
- Valid driver's license (free from major moving violations) and dependable transportation.
