As a Facilities Manager , you will be responsible for overseeing building operations and maintenance for a portfolio of affordable residential properties primarily located in Northern CA and surrounding areas. We are seeking a candidate who has prior experience in and knowledge of affordable housing and applicable knowledge of HUD-REAC/NSPIRE inspections is required.

ESSENTIAL JOB FUNCTIONS

  • Manage and participate in HUD REAC/NSPIRE inspection preparation including working with site-based employees, coordinating staff and vendor resources, and completing work side by side with site staff.
  • Working closely with the Director of Facilities / Assistant Director of Facilities, manage the deployment of Regional Maintenance Supervisors to support REAC/NSPIRE preparation, temporarily filling in for vacant site-based positions, repairs, and project assignments.
  • Assist Facilities team with organizing, executing & monitoring Capital Projects through completion.
  • Support property losses by managing mitigation and restoration activities for property insurance claims and losses below insurance deductibles.
  • Monitor and provide assistance ensuring compliance with Federal, State & Municipal inspection requirements, codes, and regulations.
  • Provide technical expertise & assistance to solve MEP, building envelope & related building components/system deficiencies.
  • Monitor, provide direction and assistance to ensure properties are actively curing violations associated with Authority Having Jurisdiction.
  • Monitor, provide direction and assistance on environmental health and safety to ensure the site staff team is adhering to environmental requirements (ACM’s, LBP’s, UST’s, Moisture).
  • Provide feedback on employee performance in association with the effective management of their assigned responsibilities. Including, supporting talent acquisition efforts for site-based maintenance.
  • Work in partnership with Construction on property rehabs including rehab scope review, project coordination with site staff, quality assurance of work performed, punch list oversite, and development handoff.
  • Support region on special projects and strategies as assigned by the Director of Facilities / Assistant Director of Facilities.

ANTICIPATED SALARY RANGE

  • $95,000 - $120,000/per year
  • Annual Performance Bonus
  • This position is Non-Exempt, meaning eligible for overtime pay

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications

  • 5+ years or more of progressive responsibility in facilities management with 5+ years of multifamily experience or comparable in regional management required.
  • Prior experience in and knowledge of affordable housing and applicable knowledge of HUD-REAC NSPIRE inspections is required.
  • Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
  • Strong leadership presence and proven track record in employee development of a team.
  • Proficiency in Microsoft Word and Excel.
  • Affordable housing experience preferred.
  • Ability to lift and move up to 50 lbs.
  • High school diploma or equivalent; certification (i.e. CAMT, OSHA, HVAC, CPO, etc.) in a related trade preferred.
  • Dedicated to exceeding expectations, leading by example, and by providing exceptional service.
  • Willingness to embrace feedback and continuously improve.
  • Strong belief in the value of teamwork and collaboration.
  • Reliable and committed to doing the right thing at all times.
  • Approximately 80% of the time will be on-site and 20% at the designated office.
  • Ability and willingness to travel overnight, ranging from 25% to 35% based on location of geographically disbursed properties for on-site support, training, and meetings as needed. Additional overnight travel may be required based on operational needs.
  • Availability to work outside of standard business hours, as required to meet operational needs and project deadlines.
  • Personal standards of appearance and dress compatible with the Company’s standards.
  • Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem-solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident-centered environment, ensuring empathy, respect, and cross-functional success in all interactions.
