OPPORTUNITY
Boom is looking for a detail-oriented, process-driven Leasing Operations Lead to own the end-to-end applicant experience on behalf of our property management partners. This is a new function at Boom - you'll be the person who builds it.
You'll manage the full applicant lifecycle: reviewing income documentation, verifying supporting materials, issuing approval and denial guidance, and communicating with applicants through to a final decision. Along the way, you'll document every step and help us figure out how to do it faster and smarter over time.
Who is a good fit: highly organized, comfortable with high-volume applicant workflows, hands-on experience with income and document verification, and energized by writing the playbook - not just following one.
Who is not a good fit: needs a fully built process before getting started, uncomfortable with ambiguity, or not interested in the operational side of leasing.
WHAT YOU’LL DO
- Applicant processing: Manage end-to-end application review across a portfolio of residential properties - document collection, income verification, status communication, and final decision guidance
- Compliance: Issue approvals, conditional approvals, and denials in accordance with property-specific screening criteria, fair housing regulations, and FCRA requirements, including adverse action notices
- Partner coordination: Serve as Boom's operational point of contact for property management partners on leasing-related questions, escalations, and move-in coordination
- Process documentation: Map and document workflows, decision trees, and applicant communication templates that define how this service runs and can be handed off or automated over time
- Metrics & improvement: Track time-to-decision, document completion rates, and approval/denial ratios - and use that data to identify where things can get better
- Cross-functional partnership: Collaborate with Boom's product and engineering teams to translate operational learnings into scalable tooling and automation
WHAT YOU’LL NEED
- 3+ years of experience in residential leasing, applicant operations, or a closely related property management role
- Hands-on experience reviewing income documentation — pay stubs, bank statements, employment letters — and making qualification decisions against defined criteria
- Working knowledge of fair housing laws, FCRA requirements, and adverse action procedures
- Strong written communication skills; you'll be writing applicant- and partner-facing messages that reflect Boom's brand
- Highly organized with the ability to manage multiple open applications and partner relationships simultaneously
- Comfortable operating in a fast-moving startup environment where you're building the process, not inheriting it
- Experience with property management software (AppFolio, Yardi, Rent Manager, or similar) is a plus
