Job description

He angituutanga: The opportunity 

IAWAI is looking for a Senior Property Advisor to bring commercial and statutory expertise to our land and property portfolio. You’ll help make sure decisions are financially sound, well‑reasoned, and aligned with our long‑term goals. Reporting to the Principal - Commercial & Strategic Property, you’ll be a key commercial partner to the strategy and growth team, driving complex land acquisitions to r property pathways that support capital delivery and strengthen the performance of our existing estate.

In this role, you’ll manage your own portfolio of acquisition and property projects, ensuring they’re delivered efficiently and with a strategic lens. You’ll work closely with teams across the organisation to keep things moving, solve problems early, and make sure property considerations are fully integrated into project planning and delivery.

You’ll also play a big part in spotting opportunities to optimise the portfolio and create value, unlocking capital, improving performance, and adding strategic weight to the wider programme. Oo puumanawa me oo wheako | Your skills and experience 

  • Excellent communication, relationship management and negotiation skills, with a proven ability to manage sensitive stakeholder dynamics
  • Proven experience successfully resolving sensitive land matters, backed by strong strategies that confidently leverage commercial tension, benchmarking, and alternative option development to secure optimal deals.
  • Robust property knowledge and up-to-date, working familiarity with relevant legislation and statutory processes for local authority property transactions
  • A highly proactive, solutions focused approach with a strong work ethic, demonstrating the initiative to anticipate challenges, resolve complex problems independently, and consistently deliver high-quality outcomes.
  • Strong analytical thinking, problem-solving skills, and a track record of exercising sound judgement
  • Proven project management capability alongside procurement and contract management expertise
  • Knowledge of te Tiriti o Waitangi and Te Ture Whaimana
  • A relevant tertiary qualification is preferred (e.g. Property, Valuation, Survey, Law).
