Job Description
As an Assistant Manager within the Property team, you will act as the core analytical engine driving the data governance, data tracking, and commercial intelligence of SingPost’s property portfolio.
This role bridges the gap between daily real estate operations and strategic asset optimization. While ensuring the meticulous execution of our contract lifecycles, billing administration, and lease governance, you will actively transform portfolio data into actionable financial insights, trend analyses, and predictive reports to support executive decision-making.
Key Responsibilities:
Commercial Lifecycle & Market Sourcing Support:
Administer and process end-to-end lease documentation (Letters of Offer, Lease Agreements, approval documents, and statutory stamp duties) for new sign-ups and portfolio renewals.
Provide analytical support for business expansion initiatives by aggregating site assessment data, evaluating operational feasibility metrics, and mapping new location opportunities.
Financial Control & Revenue Operations:
Manage the end-to-end commercial billing cycle, including calculating complex Gross Turnover (GTO) sales data, variable rental adjustments, and operational utilities recovery.
Govern financial systems workflows (Oracle ERP) by accurately structuring tenant lease accounts, managing secure security deposit retrievals, and overseeing rent payment distributions.
Lead the property financial reconciliation pipeline; execute bank reconciliations alongside Corporate Finance, manage GIRO funding operations, and build monthly accrual projection reports.
Proactively monitor and manage tenancy arrears, leveraging data tracking to mitigate cash flow leakage and ensure optimal financial recovery.
Portfolio Intelligence & Data Governance:
Custodian of the Master Property Database, ensuring data integrity, completeness, and timely updates for all leased and owned properties.
Structure, maintain, and audit tenancy schedules, rent rolls, and tracking matrices to ensure clear transparency over the portfolio’s real estate performance.
Synthesize complex property data to support regulatory reporting, statutory compliance requirements, and corporate spatial surveys (e.g., URA occupancy analysis).
Strategic Reporting, Taxation & Audit Support:
Prepare comprehensive tenancy movement reports, occupancy trends, and rental yield portfolios to support annual property budgeting and strategic planning cycles.
Coordinate data compilation for annual property asset valuations, manage property tax calculations, and support IRAS property tax evaluations.
Education & Certifications:
Bachelor’s Degree in Real Estate, Business Administration, Data Analytics or a highly quantitative discipline, with minimum 2 years of relevant working experience.
Diploma holders with 3 - 5 years of relevant working experience are welcome to apply.
Requirements:
Analytical & Technical Capabilities:
Advanced proficiency in MS Excel (e.g., XLOOKUP/VLOOKUP, Pivot Tables, financial data modeling) and PowerPoint is mandatory.
Familiarity or strong interest in leveraging Business Intelligence (BI) tools (e.g., Power BI, Tableau) to design automated, visual property performance dashboards is highly advantageous.
Ability to quickly pick up and navigate institutional enterprise resource planning systems (ERP) like Oracle to manage financial lease governance.
