POSITION SUMMARY

The Facilities Department at Willamette University is responsible for the daily operations, maintenance and upkeep of approximately 1.4 million square feet of academic, residential, administrative and off campus properties situated on approximately 60 acres with all the associated utilities and infrastructure.

Under general direction, the Maintenance Repair Worker III performs advanced skilled maintenance, repair, troubleshooting, and operational support for university buildings, systems, and infrastructure. This position works independently on complex maintenance tasks and serves as a senior-level technician supporting campus operations, life safety systems, and preventative maintenance programs.

The technician is responsible for maintaining a safe, functional, and reliable campus environment for students, faculty, staff, and visitors. This is the senior/specialist worker level of the Maintenance Repair Worker series.  

RESPONSIBILITIES

  • Practices and encourages Facilities Management workplace expectations. 

  • Is familiar with state boiler laws and CSD-1

  • Inspect, adjust, maintain and repair facilities operating systems, such as Mechanical, plumbing and electrical systems, kitchen equipment and pumps/pumping systems.

  • Troubleshoot and repair building DDC and pneumatic control system. Maintain and repair control air compressor system to include but not limited to: Tear down and overhaul of compressor and motors.

  • Operates, maintains and repairs boiler room equipment in accordance with good engineering standards, State laws, and safe work practices. Ensure that all preventive maintenance is  accomplished as prescribed by the State of Oregon, owner’s insurance company and  manufacturer’s requirements

  • Coordinate boiler repair, maintenance and upgrades with contractors to include requesting, reviewing and proper close out of contracted work.

  • Performs preventative maintenance tasks such as changing filters, cleaning and lubrication of operating equipment, cleaning coils, belt changing and alignment, sheaves changes and bearing replacements.

  • Assists in the coordination of the preventive maintenance program through scheduled inspections, equipment service, and maintaining records of repairs and maintenance performed. 

  • Accompanies and assists ITM contractors and inspectors.

  • Diagnose equipment failures and determine corrective actions

  • Maintains an inventory of critical spare parts, supplies, and equipment. May coordinate the work of semiskilled assistants or other helpers such as trades/maintenance workers, laborers or students.

  • Support campus emergencies, severe weather response, and after-hours callouts Subject to after hour’s callback for emergencies. 

  • Assists other team members as needed. 

  • Performs other maintenance related duties as assigned.

QUALIFICATIONS

Minimum

  • High School Diploma and Five years of progressively responsible facility maintenance experience

  • Minimum of five years experience as a Maintenance Repair Worker involving skilled work related to the maintenance and repair of buildings and related equipment required OR completion of an approved Mechanical Maintenance Apprenticeship Program.

  • Basic computer skills such as typing, email and the ability to fill out and complete time sheets and service request forms online required.

  • Possession of a valid Oregon driver’s license and a satisfactory driving record or the ability to obtain one within 60 days of date of hire.

  • Must have the ability to effectively interact with a variety of people in a manner that emphasizes strong customer service and portrays the University’s programs, personnel and philosophies in a positive manner. 

  • Must have the ability to work independently as well as establish and maintain harmonious relations with other staff, faculty and students.

Licenses or Certifications

  • Limited Maintenance Electrician license or greater required.

Abilities

  • Organize and update computerized logs;

  • Routinely and safely lifts 50 pounds. 

  • Work while walking, stooping, bending over and/or standing for prolonged periods of time and while exposed to dirt, dust, infectious waste, obnoxious odors, and inclement weather; 

  • Estimate time and materials; 

  • Climb ladders and work in confined spaces; 

  • Communicate both orally and in written English. 

  • Have the knowledge and training in the safety hazards and precautions associate with this position and other building maintenance functions.

  • Must have knowledge of and be able to use the appropriate PPE (Personal protective equipment) as needed.

Typical Work Schedule: 7:30am – 4:00pm M-F

Salary: $28.85 per hour (~$60,000 annually)
