With nearly 40 years of experience in exterior restoration and building envelope projects, SPS partners with condominiums and property managers to plan and execute long-term solutions that protect property values and support the community's future.

SPS is offering a high-impact opportunity. We have established operations in Connecticut, and we need an "A-player" to take the reins, dominate this territory, and build an elite presence in a large market area. We operate on the principles of Jim Collins' Good to Great- getting the right people on the bus to drive exceptional, predictable results.

What our Business Development Leader will do

As a full-time exempt employee reporting to the Executive Vice President, your mandate is to Dominate the Connecticut Market: Source, qualify, and secure planning engagements ("SPS Savings BluePrints") with Connecticut condominium communities.

The Playbook (What You Will Do)

· Engineer the Pipeline Math: Take ownership of growth in Connecticut. You will systematically secure the 20 Savings BluePrint planning engagements per year required to fuel our project management teams, specifically targeting communities of 60+ townhomes.

· Leverage Active Sites as Showrooms: In close partnership with our Connecticut operations team, you will organize and lead guided tours for prospective clients to demonstrate the scale and quality of our execution.

· Build the Trust Network: Penetrate the market by establishing high-level, direct referral channels with regional leaders at top property management firms. You will position SPS as the shield against liability risks. Leverage the success of SPS's planning process with communities so their property managers want us helping all of their communities.

· Strategic Market Education: Own the room at industry events. You will build strategic relationships with trade associations and deliver high-value education on structural longevity and capital reserve preservation.

· Executive Alignment & Transition : Collaborate directly with our leadership team in Needham, MA (monthly visits required). You will align your regional success with our corporate strategy .

· The Track Record: You are currently an elite performer. You crush quotas and are highly accustomed to navigating complex, 6- to 7-figure, multi-stakeholder sales cycles.

· Deep Ecosystem Roots: You bring an established, trusted network within the Connecticut real estate, property management, or commercial insurance ecosystem.

· Strategic Ambition: You are a Level 5 Leader in the making. You don't just want to sell; you want to build a market.

· Systematic Discipline : You do not rely on "hope" or inbound leads. You understand the math behind a healthy pipeline, value CRM data to stay organized, and execute the daily habits required to guarantee elite outputs.

· Industry Fluency : You possess a deep knowledge of (and passion for) buildings, the construction industry, and the unique dynamics of condominium communities.

· Unmatched Drive : You are self-motivated, adaptable, and you bring the schedule flexibility required to attend evening condominium board meetings when it's time to close the deal . You are mobile and willing to travel throughout Connecticut to walk through properties and meet clients on-site.
