We are currently hiring for a Senior Project Manager located in San Diego, CA. This position will support K-14 school construction projects within a bond funded program. Our education team is a prime consultant to one the largest school districts in the country and provides services to K-12 as well as higher education institutions nationally. You will be teaming with project, program, and client leadership to provide premier educational facilities for our nation’s youth and adults seeking to better themselves through learning.

Essential Duties & Responsibilities:

  • Plan, manage, and coordinate all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects.

  • Reviews pre-construction documents and submits comments to Designer as necessary.

  • Prepare Project Management plan and fee budget/proposal at the project outset. 

  • Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects.

  • Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with various District and Project staff.

  • Manages both the project budget and schedule to meet the District’s qualitative standards; monitors project budget on a regular basis and ensures that the budget accurately reflects the project status/progress.

  • Reviews substitution submittals from contractors to ensure specification and/or district requirements are complied with.

  • Re-evaluate the contract scope of work as the project progresses against the goals, expectations, and the needs of the client, and recommend adjustments as necessary. 

  • Drive the permitting process by designing team documents to be submitted to various local, state, and federal agencies and ensure the applicable permits are moving through the process efficiently. 

  • Ensure the project design management continues to follow the client project documents such as budget, scope, schedule, and client's design standards. 

  • Prepare cost and revenue projections. 

  • Reviews the process and monitors payments for the contractor, architects, engineers and any other pertinent parties.

  • Administers provisions of Professional Service Agreements between Architects and the District.

  • Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out.

  • Perform other related duties as assigned.

Knowledge & Skills Required:

  • Experience with public contracting code and familiarity with processes of the Division of State Architect (DSA).

  • Experience preparing Project Management Plans and fee/budget proposals.

  • Experience developing and driving action plans.

  • Demonstrated ability to monitor scope throughout the project and recommend adjustments when necessary.

  • Ability to prepare and communicate cost and revenue projections.

  • Knowledge of permitting process and ability to drive the process to meet project timelines.

  • Utilize effective written and oral communication skills. 

  • Understand how your role contributes to the organization's goals.

Preferred Education and Experience:

  • Bachelor's degree in Construction Management, Engineering, QS, Architecture, or related field.

  • A minimum of ten (10) years of construction project management experience focused on commercial or public/educational facility project types.

  • A minimum of two (2) years of prior experience in public educational facility projects including experience with the Division of State Architects (DSA).

  • Preferred Certification: CCM, PE, AIA, LEED

The salary range for this full-time role is $127,300.00-$178,233.36 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
