Job description

This position supports various locations in the South Sound area of Western Washington including properties in Olympia, Lacey, University Place, and Fife. Exact placement is determined based on business needs, and there may be occasional stretches to other locations within the area.

This role offers a consistent $500 monthly driving allowance for the traveling aspect of the position. The schedule is Tuesday through Saturday, 9 AM to 6 PM.

Position Summary As an Assistant Property Manager - Roving, you will assist in overseeing the day-to-day operations and management of a designated community (or communities) within a given region. You will ensure exceptional service delivery, resident satisfaction, and overall operational efficiency. You will also work closely with your Property Manager to develop your skills, broaden your responsibilities, and strengthen your ability to assume their role in their absence.

This position is as much about people as it is about operations. You'll work directly with residents, prospective residents, vendors, and your internal team to ensure the community runs smoothly and residents feel supported. What You’ll Be Doing Operations

  • Deliver exceptional service to residents, prospective residents, and internal team members by resolving concerns with professionalism and timely follow-up while keeping daily operations and workflows running smoothly.
  • Oversee the collection of rent and ancillary fees, serving as the on-site subject matter expert in delinquency management including monitoring aging balances, initiating and following up on collection efforts, and ensuring adherence to company policy and local compliance requirements.
  • Support the recording and reporting of financial data alongside your manager, deepening your understanding of property financials including operating budget awareness, expense tracking, and the impact financial decisions have on the overall performance of the community.
  • Draft and distribute resident communications, including notices and community-wide announcements, ensuring residents are informed and messaging is timely, clear, and consistent with housing compliance and company standards.
  • Serve as the acting Property Manager in their absence, assuming full on-site responsibility including resident and vendor escalations, weekly and monthly reporting, and overall community operations.
  • Maintain compliance with Fair Housing regulations and all applicable state and federal laws, ensuring consistent and equitable practices across all leasing, resident relations, and operational functions. Leasing:
  • Manage the full leasing cycle from initial inquiry through move-in, including conducting tours, processing applications, preparing lease documents, and ensuring a smooth and welcoming experience for incoming residents.
  • Support sales and marketing efforts including maintaining accuracy of all online advertising, ensuring unit availability, pricing, and property information are current and reflective of current market conditions. Maintenance Support:
  • Conduct regular property walks to assess and maintain curb appeal, common areas, and overall community presentation. Identify any needs or concerns and communicate with the Maintenance team.
  • Inspect apartment homes after move-outs and prior to move-ins to ensure compliance with company standards.
  • Partner with maintenance staff to ensure timely completion of work orders and communication surrounding make-ready statuses.
  • Adhere to all safety procedures and promptly report any potential safety hazards.
  • Travel to various different sites to perform work based on business needs.
  • Other duties as assigned based on business needs.

Education and Qualifications

  • 2+ years' experience in leasing, sales, hospitality, or customer service is required; property management experience is highly preferred.
  • A high school diploma or equivalent (GED) is required. An associate or bachelor’s degree is a plus.
  • Knowledge of apartment management laws and regulations at the federal, state, and local level is highly preferred.
  • Excellent communication and interpersonal skills, with the ability to interact professionally over the phone, in written communication, and face to face.
  • Ability to navigate difficult conversations with professionalism and composure, effectively de-escalating conflict and working toward resolution in a way that preserves the resident and team relationships.
  • Demonstrated ability to adapt communication style and approach when working with a diverse range of personalities from a team and customer perspective.
  • Strong attention to detail and a commitment to maintaining high standards operationally and professionally.
  • Proficiency in computer and technology skills, including Microsoft Office, with the ability to quickly learn and adapt to new software systems and tools.
  • Being bilingual in English and Spanish is a plus.
  • Must possess a high level of integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service.
  • Must hold and maintain a valid driver's license, reliable transportation, and be able to travel to various locations within your area.
  • Must be able to work on-site. This position is not eligible for remote work. Compensation
  • The compensation for this position is $25 to $29 per hour (depending on experience) + $500 monthly driving allowance.

Physical Requirements To successfully perform the essential functions of this job, the employee must be able to:

  • Perform work in a professional office environment.
  • Must be able to use standard office equipment such as computers, phones, photocopiers, and fax machines.
  • Regularly required to sit, and to move about the various work environments to train, monitor and ensure compliance with all company requirements.
  • This role requires the ability to walk the property (or properties) regularly, including climbing stairs, to show apartment homes and amenities to prospective residents.
  • The position may involve standing for extended periods and moving throughout the community in various weather conditions.
  • Verbally communicate with employees, co-workers and customers in person, virtually, and by phone.
  • Lift, push, and pull up to 25 pounds.
  • Travel to various worksites that may require overnight stays, flights, and/or prolonged travel in a vehicle.
