Mission The Market & Competitive Intelligence Analyst is a remote, data-focused role responsible for collecting, analyzing, and visualizing market, demographic, and competitive data to support investment and operating decisions across the self-storage portfolio. This analyst turns fragmented data into actionable insights and dashboards that inform market selection, acquisitions, pricing, and repositioning strategies. Outcomes:

  • Support the design, build, and ongoing refinement of the internal quarterly market report, including market- and asset-level metrics, trends, and insights that support asset management decision-making, ensuring reports are completed and distributed each quarter according to established timelines.
  • Maintain and enhance a standardized market and asset scoring model that incorporates saturation metrics, rents, demographics, and performance KPIs to prioritize capital, marketing, and pricing initiatives across the portfolio, completing quarterly reviews and updates to ensure the model reflects current market conditions.
  • Use internal systems to pull, process, and map demographic, psychographic, and competitive data for existing assets and target submarkets (training provided), completing routine analytical requests within 5 business days while maintaining a high level of data accuracy.
  • Produce recurring portfolio-level dashboards and reports that track KPIs by property and market, including occupancy, rate positioning, discounting, and competitive conditions, with an emphasis on trends and outliers that require action, delivering recurring reports within 3 business days of month-end.
  • Support Asset Management in evaluating repositioning, expansion, and capital investment opportunities by providing market, demand, and competitive analysis for existing facilities, delivering analyses within established project timelines to support investment decisions.
  • Provide acquisitions support by supplying market and competitive data, scoring outputs, and mapping for potential investments, and by contributing to market sections of underwriting and Investment Committee materials as needed, meeting acquisition due diligence timelines and supporting informed investment decisions.
  • Conduct ongoing competitive and market monitoring of key trade areas and summarize the implications for operations and strategy in a clear, decision-oriented format, updating assigned market intelligence at least monthly and communicating significant competitive changes within 5 business days of identification.
  • Help design and maintain a centralized market and competitive intelligence repository, including datasets, scoring outputs, and map packages, with attention to data quality, documentation, and repeatable processes, ensuring new analyses are documented and incorporated into the repository within 10 business days of completion.
  • Collaborate with other departments in the company to understand their questions, translate them into analytical tasks, and deliver clear, structured outputs that support decisions, meeting agreed-upon project deadlines and providing actionable recommendations that support business decisions.   • Planning & Execution: Effectively prioritizes recurring responsibilities and changing business needs, manages multiple deadlines, and consistently delivers high-quality work with minimal supervision.
  • Continuous Improvement: Looks for opportunities to improve reporting, processes, and analytical tools by introducing efficiencies, standardization, and scalable solutions that enhance business decision-making.

Qualifications

  • Bachelor’s degree in Data Analytics, Economics, Finance, Real Estate, Statistics, or a related field.
  • 1–3 years of experience in an analytical role (market research, business intelligence, investment analysis, or similar); experience in real estate or other location-based industries preferred.
  • Strong proficiency in Microsoft Excel or Google Sheets, including experience building structured reports, dashboards, templates, and basic analytical models.
  • Demonstrated ability to work with multiple data sources, standardize and document inputs, and produce recurring reports and dashboards for business stakeholders.
  • Comfort learning and working within specialized data platforms (e.g., ESRI Business Analyst, trade-area analytics tools, mapping/demographic systems); prior experience with any GIS or market data platform is a plus but not required .
  • Experience with ESRI Business Analyst or other GIS, demographic, or market intelligence platforms preferred.
  • Experience conducting commercial real estate market analysis, competitive intelligence, or feasibility studies preferred.
  • Familiarity with self-storage, industrial, or other multi-site commercial real estate asset classes, preferred.
  • Experience building and maintaining centralized datasets, data dictionaries, or other "single source of truth" reporting resources preferred.
  • Experience with SQL, Power BI, Tableau, or similar business intelligence and data visualization tools preferred.
  • Ability to work full-time and maintain significant overlap with U.S. business hours, including evening or overnight schedules as needed. Remote Work Requirements
  • Dedicated home office or professional remote work environment.
  • Reliable high-speed internet connection capable of supporting video conferencing and daily business operations. Compensation
  • Competitive Full-Time Salary: ₱ 70,000 – ₱ 100,000 PHP per month
