Site Development Officer (Education)
Job description
Key Responsibilities
- Conduct market testing (e.g., fake ads) to identify high-potential areas for new and extension centers.
- Perform site scouting, mapping, and evaluation of potential commercial properties (ruko complex or other suitable spaces).
- Conduct feasibility studies including location analysis, rental benchmarking.
- Negotiate lease agreements, rental terms, and commercial conditions with landlords.
- Monitor construction progress and ensure construction outcomes align with approved designs, timelines, and quality standards.
- Coordinate with contractors, vendors, and internal teams to ensure site readiness before opening.
- Collaborate with architects and designers to optimize space layout and functionality; review drawings and layouts (AutoCAD knowledge is a plus).
- Ensure compliance with local zoning regulations, permits, safety standards, and operational requirements.
- Build and maintain strong relationships with local authorities (RT, RW), community groups (Ormas), and other stakeholders to support smooth expansion approvals.
- Assess and regularly report on rental price trends, competitor locations, and commercial property market conditions.
- Prepare site development reports, progress updates, and recommendations.
Requirements
- Bachelor’s degree in Business, Real Estate, Urban Planning, Engineering, Construction Management, or a related field.
- Minimum 1-2 years of experience in site development, expansion, real estate, property acquisition, or construction/project coordination.
- Experience in retail, education, F&B, or multi-branch operations is a strong advantage.
- Strong site analysis, location assessment, and negotiation skills.
- Good understanding of commercial property leasing and rental market dynamics.
- Ability to coordinate multiple stakeholders including landlords, contractors, architects, and local communities.
- Familiarity with permits, zoning regulations, and local government processes.
- Proficient in Microsoft Excel, and Google Workspace; AutoCAD literacy is a plus.
- Strong communication, reporting, and problem-solving skills.
- Willingness to conduct frequent field visits and travel as needed.
