Position Summary
Under the general supervision of the Department Manager and the Supervisor/Lead, incumbent is responsible for providing support to properties managed by UCLA Housing & Hospitality Services. The incumbent will service, maintain, repair and /or install major and auxiliary equipment to include chillers, domestic and hydronic hot water heaters, cooling towers, expansion valves, motors, fans, pumps, controls, hermetic and semi-hermetic compressors and other specialized HVAC equipment to achieve maximum performance and efficiency of operation on a daily basis. Responsible for preventative/predictive maintenance programs with special emphasis on operation of Building Automation Systems. Inspect operating controls, safety controls and all related auxiliary equipment for obvious damage, signs of deterioration and need of replacement to ensure safe, correct, and accurate operation. Prepare accurate written reports and maintenance records. Interact with staff, management, and the campus community in an effective and diplomatic manner. Perform duties utilizing appropriate safety practices. Other duties as assigned.

- 5+ years demonstrated experience testing, repairing & replacing major HVAC, and steam equipment. (Required)
- Ability to establish and maintain cooperative working relationships with staff members, subordinates, managers and administrators. Ability to communicate effectively through written reports and oral presentations. Ability to establish and maintain cooperative working relationships with co-workers and campus clients. (Required)
- Ability to work independently and follow through on assignments with minimal direction. communicate and comprehend ideas and/or information. Ability in setting priorities, which reflect relative importance of pending facility maintenance repairs. (Required)
- Skills and knowledge in establishing and implementing energy conservation programs for On Campus Housing. Skill in analyzing information concerning the efficient and economical operation of HVAC equipment, and make reports and recommendations. (Required)
- Skill in interpreting construction drawings, specifications and scope of work. Skill in basic drafting and design technique methods and procedures used in the areas of electrical, mechanical, architectural and civil engineering. Knowledge of fire, safety and building codes. (Required)
- Working knowledge of function, operation and servicing procedures for various HVAC equipment and distribution systems. (Required)
- Working knowledge and skill in plumbing, electrical, heating and ventilation, air conditioning equipment and repairs. Capable of distinguishing different colors. (Required)
- Ability to use trade-related hand/power tools and instruments in an efficient and effective manner. Ability to evaluate extent of repair, plan appropriate corrective measures, and determine tools and materials to complete repairs. (Required)
- Knowledge of power distribution systems. Working knowledge of function, operation, repair and service procedures for Hot Water Boilers, and related distribution systems. Skill in modifying and repair of major and auxiliary equipment. (Required)
- Ability to operate, maintain, and make adjustments to Building Automation Systems and Energy Management Systems. (Required)
- Skill in basic computer skills used for Building Automation System and Energy Management System. Skill in writing reports and logs. (Required)
- Ability to stand, climb, stoop, push, pull, and crouch for extended periods of time, as required to complete job assignments. Ability to lift tools & materials weighing up to 50 pounds from floor to waist high and rotate upper torso. Ability to lift materials and parts, weighing up to 50lbs, from shoulder to above head while standing on ladder. (Required)
- Ability to drive a pick-up truck and/or van. Must possess and maintain a valid California Driver's License. Ability to work under adverse conditions such as humid weather and in fluctuating and/or extreme temperatures, and dirty and noisy conditions. - High School Diploma or GED equivalent (Preferred)
- Must possess, upon hire, and maintain a valid CA noncommercial Class C License in accordance with the California (CA) Department of Motor Vehicles. (Required)
- Universal Certificate from EPA for handling, purchasing and recovering CFC's & HCFC's Current (Required) And
- Accredited HVAC Trade School certification or diploma Current (Required) Special Conditions for Employment
