  • This is a full time position (40 hours per week: Mon - Fri 7:30am - 3:30pm, with variation of hours based on current projects and needs of the programs).
  • The annual salary for this position is $80,000.

Qualifications

  • High School Diploma or equivalent required; Trade and technical Certifications (HVAC, electrical, etc.)
  • Must have a working/hands-on knowledge of all trades - plumbing, electric, painting, sheetrock, doors/ windows; general knowledge in trouble shooting HVAC systems preferred; Fire Protection, Life Safety Systems, Emergency Preparedness, OSHA safety, experience with appliance repair a plus
  • Ability to troubleshoot/repair plumbing and electrical issues
  • Minimally 5 years' experience in facilities management, building management, construction management
  • Minimally 3 years of supervisory or management experience leading maintenance or facilities teams
  • Experience managing multiple facilities, properties, and managing capital improvement projects, renovations, and construction projects in addition to managing budgets
  • Experience managing and negotiating vendor contracts and service agreements
  • Experience in developing and implementing preventative maintenance programs
  • Experience with computer software
  • Strong leadership and team management skills
  • Strong project management, problem solving, and organizational abilities
  • Excellent verbal and written communication skills
  • Valid NY State Driver's License required; potential use of personal vehicle required with company paid mileage; clean driving record required in order to use agency vehicle for material pick-ups when needed
  • Travel frequently between multiple residential homes, program sites, and administrative offices.
  • Sit, stand, and walk for extended periods throughout the workday.
  • Climb stairs, ladders, and step stools to inspect building systems, equipment, roofs, and mechanical spaces.
  • Bend, stoop, kneel, crouch, crawl, and reach overhead when inspecting or addressing maintenance concerns.
  • Lift, carry, push, and pull materials, tools, and equipment weighing up to 50 pounds independently and heavier items with assistance or appropriate equipment.
  • Use hand and power tools safely and effectively.
  • Demonstrate manual dexterity sufficient to operate tools, equipment, computers, mobile devices, and office equipment.
  • Work indoors and outdoors in varying weather conditions and temperatures.
  • Enter confined mechanical spaces, attics, crawl spaces, and utility rooms as necessary.
  • Distinguish colors when necessary for electrical wiring, safety markings, gauges, and equipment indicators.
  • Read blueprints, schematics, maintenance manuals, and computer screens.
  • Respond to emergency maintenance situations outside normal business hours, including evenings, weekends, and holidays, when required.

Responsibilities will include

  • Regular daily work hours are 8a-4p at minimum and may require flexibility aligned with operational needs. Incumbent must be on call after hours and on the weekends or come in as needed based off the needs of the department and emergencies that may come about.
  • Must be continuously attentive to cell phone communication throughout the course of the workday, after hours, and weekends and provide regular status updates to team and respective supervisor.
  • Directly oversee all facilities in the agency and supervise the Assistant Directors of Maintenance (Technical & Operations) in addition to mentoring and evaluating the Assistant Directors of Maintenance (Technical & Operations)
  • Technically assist the Assistant Directors with training new hires, and partner with the Assistant Director of Operations for Maintenance to complete performance evaluations and implement corrective action when needed.
  • Assist with coverage when needed
  • Provide strategic leadership and direction for all maintenance and facilities, develop departmental goals, performance plans, and operational measures that align with the agencies strategic plan.
  • Foster a culture of safety, accountability, and customer service
  • Supervise the completion of repairs, assignments, and projects to ensure all facilities remain safe, functional, clean, and compliant with applicable regulations.
  • Oversee the operation, maintenance, and repair of building systems including but not limited to: HVAC systems, electrical distribution systems, Plumbing systems, Fire and Life Safety systems, emergency power systems, building automation systems, etc.
  • Oversee preventative and predictive maintenance programs as well as monitor work order completion and prioritize maintenance tasks based on operational needs and risk.
  • Analyze system performance and recommend improvements for reliability and energy efficiency
  • Troubleshooting for complex issues such as issues with the boilers, AC units, appliances, fire systems, etc.
  • Ensure compliance with applicable codes, regulations, and industry standards
  • Assist in collaboration with other departments emergency response, safety and planning
  • Oversee executing capital improvement projects and other external vendor projects along with the Assistant Directors and act as an agency liaison this includes participating with contractors and vendors at the initial stage of the project, visiting the program during the project weekly to assess and evaluate progress and issues, and complete a final walk through upon completion of a project; report out accordingly to the CAO
  • Prepare/Submit special project requests, assist in reviewing contractor proposals, engineering drawings and specifications
  • Coordinate construction, renovation, and infrastructure projects and monitor upon the initial start, during the construction, and upon completion of construction
  • Ensure contractor and vendor compliance with safety and performance regulations
  • Must have ability to perform snow removal and landscaping tasks as needed and assigned, including providing on-call support during storms or other emergencies
  • Required to complete 120 day probation/training period which includes passing OSHA 30 certification if not already certified
  • Ensure all programs meet agency, local, state and fire standards for safety
  • Proficient in utilizing agency technology and data collection/reporting systems & monitor various applications to address issues or concerns in the immediacy or be proactive
  • Oversee the Technical Assistant Directors and Maintenance Technician Weekly/Monthly site visit reports & follow up to ensure assigned all are completing their site visit reports accordingly
  • Submit receipts of all purchases made on a weekly/monthly basis
  • Establish and follow up systems to ensure ongoing routine maintenance
  • Attend regularly scheduled maintenance meetings and other meetings and/or trainings as requested
  • Attend grant meetings related to projects as needed
  • Attend regularly scheduled maintenance meetings
  • Drive agency vehicles when needed and demonstrate safe driving practices; Maintain agency vehicle in good working order. Keep clean/organized
  • Wear Ansi approved safety boots while working and ensure all team members wear approved safety boots
  • Perform other duties as assigned
