Fletcher Development is seeking a highly experienced and exceptionally discreet Property Manager / House Manager to oversee a portfolio of high-value residential properties and select commercial needs. This is a confidential, relationship-driven role demanding the utmost professionalism, absolute discretion, and white-glove personal service for high-net-worth principals.

The ideal candidate is forward-thinking, solutions-oriented, and capable of anticipating needs before they arise — all while maintaining the highest standard of confidentiality with regard to the principals, their families, guests, business affairs, and property details.

Confidentiality & Discretion

This position operates within a strictly private household and estate environment. Candidates must demonstrate an unwavering commitment to discretion at all times, including maintaining absolute privacy regarding the principals, their families, guests, and all property matters; exercising sound judgment in sensitive situations with zero tolerance for breaches of trust; and signing and adhering to a comprehensive Non-Disclosure Agreement. All financial, personal, and operational information is to be treated with the highest level of confidentiality.

Financial Management & Expense Oversight

The House Manager will serve as the trusted financial steward for all property-related accounts. Responsibilities include managing and paying all household and property bills accurately and on time, tracking and reconciling expenses with detailed record-keeping, preparing financial summaries and expense reports for the principals, coordinating with accountants and financial advisors, managing vendor invoices and service contracts, and overseeing household budgets while flagging any irregularities.

Landscaping & Light Construction Management

The House Manager will oversee all exterior maintenance and improvement projects, including supervising landscaping teams to maintain impeccable grounds year-round, managing seasonal planting, irrigation, hardscaping, and outdoor aesthetics, overseeing light construction and renovation projects from inception to completion, vetting and managing subcontractors and specialty tradespeople, and conducting regular site walkthroughs to ensure all work meets the principals' standards for quality, timeline, and budget.

White-Glove Personal & Household Service

As a trusted member of the household team, the House Manager will deliver concierge-level personal service, including proactively managing all day-to-day household operations, coordinating household staff and vendors, running personal and property-related errands with care and efficiency, anticipating principal needs before being asked, scheduling all appointments and service calls, preparing properties for arrivals and guests, and serving as the single trusted point of contact for all property and personal logistics.

Additional Responsibilities

Residential and light commercial property oversight, acting as liaison between owners, tenants, and contractors, and managing tenant relationships in accordance with applicable state regulations.

Preferred Experience

5+ years in estate, household, or high-end property management; proven experience serving high-net-worth individuals or families; demonstrated ability managing household finances and vendor contracts; experience overseeing landscaping teams and light construction; familiarity with tenant/landlord regulations; and exposure to light commercial property management is a plus.
