Senior Facility Engineer

Main Tasks / 主要任务

1、Core Facility Systems & Precision Environment Management/核心设施系统与精密环境管理:

Manage the daily operation and maintenance of HVAC systems (Ground-source & Air-source Heat Pumps, Chillers, AHUs, PAUs, etc.) controlled by Johnson Controls BMS. Priority: Ensure 365/24 stable temperature and humidity for the 3,000 sqm Demo Center (housing CMMs, Electron Microscopes) and 5,000 sqm Workshop.

管理由江森自控BMS系统控制的暖通系统（地源热泵、风冷热泵、冷水机组、空气处理机组等）。重中之重： 确保3,000平方米演示中心（内有三坐标仪、电子显微镜）和5,000平方米生产车间实现365天×24小时恒温恒湿稳定运行。

2、General Facility System O&M/通用设施系统运维：

Oversee Fire Safety (hydrants, sprinklers, smoke detectors), Electrical (10KV substation & distribution rooms), Compressed Air (compressors, dryers, tanks, piping), Water Supply & Drainage (pump stations, direct municipal discharge), and Renewable Energy systems (Solar PV, Energy Storage).

监管消防系统（消火栓、喷淋、烟感）、电力系统（10KV变电站及下游配电房）、空压系统（空压机、冷干机、储气罐及管道）、给排水系统（泵站、管网、市政直排）及可再生能源系统（太阳能光伏、阳光电源储能系统）。

3、Security & Access Control Management /安防与门禁系统管理：

Maintain Hikvision Access Contro and CCTV systems, including hosts, switches, NVRs, RAID5 storage, and terminals to ensure site security.

维护海康威视门禁系统和CCTV监控系统，包括主机、交换机、录像机、RAID5存储及终端设备，确保厂区安全。

4、Special Equipment Management /特种设备：

Manage the maintenance for special equipment including double-girder cranes, forklifts, etc

管理特种设备，包括双梁行车、叉车等设备的日常维护。

5、Manage small-scale E&M and HVAC retrofitting projects /管理机电及暖通类的局部改造项目：

Coordinate the design phase and installation phase of possible small-scale E&M and HVAC retrofitting projects.

协调机电及暖通类的局部改造项目设计和安装阶段的一些具体工作。

Requirements / 要求

Education / 教育背景

Bachelor's degree or above in HVAC, Mechanical & Electrical Engineering, or related fields.

暖通、机电一体化或相关专业，本科及以上学历。

Experience /经验

Minimum 5 years of experience in facility management operations, experiences on HVAC systems and precision environment control (constant temperature & humidity) in manufacturing or laboratory settings and small-scale E&M and HVAC retrofitting projects will be a plus.

5年以上设施设备运维管理经验，具备在制造或实验室环境中从事暖通空调系统及精密环境控制（恒温恒湿）的工作经验，以及参与过小型机电和暖通空调改造项目者优先。
