Summary/Objective

As the Contracts & Cost Manager, KIX01, you will leverage your expertise to oversee contract and cost management processes and programs within the critical operations department. By working closely with Site Operations Manager (SOM) and local teams, you will drive the resolution of commercial and contractual challenges across our data center lifecycle.

Responsibilities

· Manage procurement and contract strategy implementation across KIX01 data center campus.

· Lead critical operations procurement and purchasing activities within KIX01 campus, including engineering services, soft services, tooling, and equipment, to support efficient and reliable operations.

· Develop and review tender packages, including developing scope of work, bid templates, tender evaluations, reviews, and recommendations.

· Develop business cases and analysis to management in support of procurement activities.

· Negotiate complex contracts at the highest levels of the business, including the development and management of all contractual documentation.

· Manage end-to-end contract administration for critical operations, including contract signing and purchase order (PO) management, to ensure streamlined operations and compliance across KIX01 data center campus.

· Assist in resolving contract interpretation issues and disputes.

· Track contract progress and vendor performance to ensure alignment with contractual obligations (i.e., maintenance requirements, SLAs, KPIs).

· Develop a vendor performance matrix and lead vendor performance reviews for all KIX01 data centers.

· Monitor costs against contracts and budgets, identifying opportunities for cost improvements.

· Oversee cost management and cost reporting across all active contracts and services.

· Review claims, including payment claims, invoices, variations, and time-related claims.

· Develop and manage effective and streamlined processes and procedures.

· Support innovations, initiatives, and continuous improvements aimed at increasing time and cost efficiency in data center operations.

Travel Required

· Occasional travel between the STACK Tokyo and Osaka offices and other STACK KIX01 Data Center campus and internationally may also be required.

Required Education and Experience

· 3+ years’ experience in a contract management role within operations or facility management industries.

· Strong understanding of contract management and administration.

· Strong communication, negotiation, contract drafting and presentation skills.

· Demonstrated success in directing and influencing multiple stake holders.

· Experience in managing consultants and contractors to deliver high quality outcomes.

· Good leadership and problem-solving skills.

· Native-level proficiency in Japanese and intermediate proficiency in English (written and spoken).

· Proficiency with Microsoft Office and other financial platforms.

· Excellent communication skills and attention to detail.

Preferred Education and Experience

· Native-level proficiency in Japanese and business-level proficiency in English (written and spoken).

· Experience working in data center or critical environment industry.

· Experience managing facility and maintenance contracts exceeding 500 million JPY.
