Intern Job Title: Intern Service Line: PPP & Deal Advisory Location: Riyadh, KSA Status: Internship Type: Full time Working days: Sunday to Thursday Reporting to: Head of PPP and Deal Advisory, KSA Overview The Intern will be embedded within the PPP & Deal Advisory team, supporting live advisory mandates across public-private partnership, real estate, and infrastructure, working directly with public and private sector clients including government entities, PIF entities, and institutional stakeholders across the Kingdom. This is not a passive learning role. The intern will contribute to real deliverables on active mandates from day one, working alongside a high-calibre senior advisory team on some of the most consequential real estate and infrastructure transactions in Saudi Arabia. Responsibilities will span transaction structuring, market analysis, financial research, and client-facing material preparation, with the expectation of full professional commitment throughout the 6-month engagement. The position is a paid internship. Candidates who demonstrate the drive, capability, and professionalism to perform at the level the team demands will be considered for a return offer at the conclusion of the internship. This role is suited to individuals who hold themselves to a high standard, thrive in fast-paced and intellectually demanding environments, and are serious about building a career in real estate advisory in the Kingdom. Responsibilities Support senior team members in the delivery of live advisory mandates across PPP, real estate transaction advisory, and infrastructure projects for public and private sector clients. Assist in the preparation of client-facing deliverables including advisory reports, business cases, transaction documents, and investor outreach materials. Support transaction advisory work-streams including deal structuring analysis, procurement coordination, and deal execution documentation. Assist in the development of large-scale real estate strategies for government entities, institutional clients, and private sector organizations, covering land use, development positioning, asset optimization, and strategic recommendations. Attend client and stakeholder meetings, including interactions with government entities, institutional clients, and private sector counterparts, supporting senior team members throughout. Conduct real estate market research and analysis including land use assessments, comparable transaction reviews, and development feasibility inputs and assist in land development advisory assignments covering development options, financing structures, and cost estimation inputs. Support investor engagement activities including the preparation of information packs, bidder coordination materials, and site visit logistics. Maintain a strong and current understanding of the Saudi real estate market, including market trends, pricing dynamics, regulatory developments, and the implications of Vision 2030 programmes and initiatives, to actively contribute to project research and client discussions. Travel domestically and internationally as required to support client meetings, site visits, and project assignments. Maintain project trackers, filing systems, and internal records accurately and confidentially across all active mandates. Be present in the Riyadh office five days a week, in line with the team's full-time in-office working model. Operate with full professionalism and discretion across all client engagements and internal team interactions. Skills and Qualifications Bachelor's or Master's degree in Real Estate, Finance, Business, Engineering, Architecture, or a related discipline. A minimum GPA of 3.5 out of 4 or equivalent. Saudi National. Fluency in both Arabic and English, written and spoken. An IELTS score of 6.5 or equivalent or similar recognised English proficiency test. Proficiency in Microsoft Office to an advanced level, particularly Excel and PowerPoint. Prior work experience in consulting, real estate, or a related professional environment is preferred. Willingness to commit to the full 6-month internship period, based full-time in Riyadh, with flexibility to travel domestically and internationally as required.
