Job description

We are seeking a driven and highly organised Operations Manager to lead and streamline the operational activities of our real estate development projects. In this critical role, you will oversee the day-to-day business operations across the entire property development lifecycle - from land acquisition and pre-development to construction and final handover. You will act as the vital link between internal teams, external contractors, and local authorities, ensuring that our residential and commercial projects are delivered on time, within budget, and to the highest quality standards. Key Responsibilities Project Lifecycle Management: Oversee operational workflows for multiple real estate projects simultaneously, ensuring smooth transitions between pre-development, design, construction, and close-out phases. Contractor & Vendor Coordination: Manage relationships with general contractors, architects, engineers, and suppliers. Oversee the bidding process, negotiate contracts, and ensure vendors meet performance and delivery standards. Permitting & Compliance: Coordinate with local municipalities to secure necessary zoning approvals, building permits, and inspections. Ensure all site operations comply with local building codes, environmental regulations, and safety standards (OSHA/local equivalents). Budgeting & Cost Control: Monitor project budgets, review construction draw requests, and track operational expenses. Identify cost-saving opportunities and mitigate financial risks associated with material delays or labor shortages. Site Monitoring: Conduct regular site visits to evaluate construction progress, enforce quality control, and resolve on-site operational bottlenecks. Cross-Functional Leadership: Collaborate closely with the Finance, Sales & Marketing, and Legal departments to ensure operational alignment with the company's broader financial and business objectives. Reporting & Analytics: Generate weekly and monthly operational reports for the executive team, detailing project timelines, budget variances, and risk assessments.

Education: Bachelor’s degree in Construction Management, Real Estate Development, Civil Engineering, Business Administration, or a related field. Experience: 5+ years of operational or project management experience within the real estate development, commercial real estate, or construction industry. Industry Knowledge: Deep understanding of the real estate development process, including entitlement, design phases, construction methods, and property management. Financial Acumen: Strong ability to read and manage complex construction budgets, financial pro-formas, and cash flow schedules. Technical Skills: Proficiency in real estate and construction management software and standard office suites. Communication & Negotiation: Exceptional negotiation skills with a proven track record of managing difficult stakeholder conversations and closing favorable vendor contracts. Problem-Solving: Ability to thrive in a high-pressure environment, anticipating site delays or supply chain issues and executing swift, effective solutions.
