Our Closing team serves as the final checkpoint in the mortgage process, partnering with internal teams, title companies, and settlement agents to ensure borrowers experience a smooth and successful closing.
As we continue to grow, we're looking for a Closer to join our team and help manage the final stages of the mortgage loan lifecycle while delivering operational excellence and outstanding customer service.
✨ Why This Role Matters
The Closer plays a critical role in ensuring mortgage loans are ready for funding and closing by coordinating all closing activities, preparing required disclosures and documentation, and partnering with internal and external stakeholders to meet scheduled closing dates.
In this role, you'll work closely with Processors, Underwriters, Funding, Title Companies, and Closing Agents to ensure every loan closes accurately, on time, and in compliance with CFPB, TRID, investor, and company guidelines.
🛠️ Key Responsibilities
🏡 Closing Coordination
- Review mortgage loan files to identify and clear outstanding conditions prior to closing.
- Manage loans through the final stages of the mortgage closing process.
- Prioritize and manage an active closing pipeline based on scheduled closing dates.
- Coordinate with Processors, Underwriters, Funding, and Team Leads to ensure timely closings.
- Resolve closing issues while keeping transactions on schedule.
📑 Closing Disclosures & Documentation
- Prepare and issue Closing Disclosures (CDs) to borrowers and settlement agents in accordance with CFPB and TRID timing requirements.
- Ensure Closing Disclosures are acknowledged prior to document preparation.
- Generate complete closing packages for settlement agents.
- Verify the accuracy of closing documentation before release.
- Maintain accurate loan documentation throughout the closing process.
🤝 Title & Settlement Coordination
- Partner with title companies and closing agents throughout the closing process.
- Confirm closing costs and review final settlement figures.
- Ensure all required closing documents and conditions have been received.
- Communicate outstanding items necessary to successfully complete transactions.
- Respond to questions and resolve issues related to scheduled closings.
⚖️ Compliance & Quality Assurance
- Ensure compliance with CFPB, TRID, agency, investor, and company guidelines.
- Maintain current knowledge of federal, state, and local mortgage regulations.
- Verify loan information for accuracy prior to closing.
- Maintain complete and compliant loan records.
- Support quality standards that minimize post-closing corrections.
💻 Systems & Operational Excellence
- Enter and maintain accurate loan information within Encompass and the Loan Origination System (LOS).
- Utilize mortgage software, email, voicemail, and internal ticketing systems to support daily operations.
- Maintain organized loan files and pipeline reporting.
- Support department productivity and operational performance goals.
- Perform additional responsibilities that support the Closing team and business needs.
🎯 What You Bring
- Minimum of 3-5 years of mortgage closing experience.
- Solid understanding of residential mortgage lending and closing processes.
- Strong knowledge of CFPB regulations and TRID disclosure requirements.
- Exceptional organizational and time management skills.
- Strong attention to detail with a high level of accuracy.
- Excellent written and verbal communication skills.
- Ability to prioritize multiple deadlines in a fast-paced environment.
- Strong problem-solving and customer service skills.
- Ability to work independently while collaborating effectively with cross-functional teams.
- Proficiency using mortgage software and Microsoft Office applications.
⭐ Preferred Qualifications
- Minimum of 1 year of experience using Encompass Loan Origination System.
- Experience working with title companies and settlement agents.
- Familiarity with investor and agency closing requirements.
- Experience managing a high-volume mortgage closing pipeline.
- Knowledge of mortgage compliance and regulatory requirements.
- Mortgage industry experience preferred.
- No certifications are required for this position.
